If you already have an agent, that’s no problem. We work with local agents from other brokerages to get their clients the best rates on the market.

Conventional Loans Standard purchase and refinance loans for buyers with strong credit and stable income. Available as fixed-rate, adjustable-rate, or conforming loans that meet Fannie Mae and Freddie Mac guidelines.

Jumbo Loans Financing for properties that exceed conventional loan limits. Typically used for higher-priced properties throughout Southern California where purchase prices regularly exceed conforming thresholds.

Balloon Loans Short term fixed-rate mortgages with a lump sum payment due at the end of the term — typically 3, 5, or 7 years. Often carry a lower rate than longer-term fixed mortgages.

Piggyback Loans A second mortgage that closes simultaneously with the first, commonly used to avoid private mortgage insurance or reduce the required down payment.

FHA Loans Government-backed financing with down payments as low as 3%. A common and accessible option for first time buyers and those with less-than-perfect credit.

VA Loans Zero down payment financing for eligible veterans, active duty service members, and surviving spouses. Competitive rates and limited closing costs.
